Buying a Second Home on 30A — What the Title Company Handles

Buying a second home on 30A is different from buying a primary residence. Here is exactly what the title company handles for second-home buyers — and the 30A-specific issues that surface.

Buying a second home on 30A looks similar to buying a primary residence on the surface — there is still a contract, a title search, a closing, and a deed. Underneath, almost every step is more involved. You are likely closing remotely, you may be titling to an LLC or trust, you may have second-home or jumbo financing, you may rent the home short-term, and you are buying in a market where every parcel sits inside layered HOAs, CCCL jurisdiction, and Walton County’s vacation-rental ordinance. The title company’s job is to make all of that invisible to you.

Here is what AquaRK Title Services actually handles when you buy a second home anywhere on 30A — Alys Beach, Rosemary Beach, WaterSound, WaterColor, Seaside, Seacrest, Inlet Beach, Grayton Beach, Blue Mountain, or Santa Rosa Beach.

    1. Title search — and the second-home wrinkles

We start the title search the day we receive your executed contract. On 30A second homes, we are alert to a handful of issues that are unusually common:

    • Unsatisfied mortgages from prior refinances — particularly on homes purchased between 2003 and 2008.
    • Layered HOA assessments at WaterColor, WaterSound, and Alys Beach.
    • Old plat reservations and dune-walkover easements on Gulf-front parcels.
    • Coastal Construction Control Line (CCCL) restrictions affecting future renovations.
    • Probate gaps on properties inherited from out-of-state owners.

    2. Holding entity guidance — LLC or trust

Many 30A second-home buyers want to title the property to a Florida LLC (especially if the home will also be a short-term rental) or to a revocable living trust for estate planning. AquaRK coordinates with your CPA or attorney to get the entity properly formed, EIN issued, and operating agreement drafted before closing — so the deed at closing names the right grantee. Doing this after closing requires a quitclaim deed and re-recording, which is avoidable.

    3. Earnest money and remote signing

On a typical $1.2M to $4M 30A second-home purchase, earnest money is wired the day after contract execution — usually one to three percent. AquaRK confirms receipt in writing same-day. Because most second-home buyers are out of state, we coordinate remote closing from day one: mobile notary in your home market, RON (remote online notarization) where the lender allows it, or overnight FedEx with a local notary. We have closed buyers in California, New York, Texas, Toronto, and London without anyone setting foot on 30A.

    4. Lender coordination on second-home and jumbo loans

Second-home loans on 30A frequently exceed the Walton County conforming limit, putting them into jumbo territory. Jumbo lenders typically require a full Florida-form survey, a deeper appraisal review, and stricter HOA documentation. AquaRK coordinates with your loan officer the day we receive the file so the lender’s timeline lines up with our title work.

    5. HOA estoppel and vacation-rental disclosure

If you plan to rent the home short-term, AquaRK reviews the HOA documents for any restriction on rentals (minimum stays, registration requirements, parking limits) and confirms the property is properly registered with the Walton County Vacation Rental program. We catch these before closing — not after, when you have already booked the first guest.

    6. Insurance, wind, and flood

30A second homes generally need wind coverage (often through Citizens or a surplus-lines carrier on Gulf-front property) and flood insurance for parcels in FEMA AE or VE zones. We confirm the lender has the binders and that effective dates align with closing. Asset Insurance, LLC — our insurance partner, located in the same Grand Boulevard building — can quote 30A homes the same day.

    7. Closing-day execution and post-closing

On closing day, AquaRK funds the file, records the deed in Walton County, and disburses to the seller. Post-closing, we file the recorded deed for your records, issue the final owner’s title insurance policy a few weeks later, and remain on call for any questions about your deed, your policy, or your future renovation, refinance, or sale.

Why local matters on a 30A second home

A title company that closes 30A every week knows which HOAs respond in five days and which take three weeks. Knows which lots back up to dune-lake easements. Knows the Walton County Tax Collector’s discount schedule cold. Knows which insurance carriers actually write coverage on Inlet Beach. A national title shop closing this transaction by phone from Phoenix does not.

    Frequently asked questions

Do I need title insurance on a second home in Florida?

Strongly recommended. Owner’s title insurance protects your equity for as long as you or your heirs own the home, and on 30A second homes — where you are typically not on-site to spot issues — it is the cheapest insurance you will ever buy at one-time premium.

Can I close on a 30A second home without traveling to Florida?

Yes. AquaRK regularly closes second-home buyers remotely using mobile notaries, RON, or overnight FedEx packages. Many of our buyers never set foot in our office before recording.

Can I title a 30A second home in an LLC or trust?

Yes. Many 30A second-home buyers title to a Florida LLC for liability protection (common when the home will also be rented short-term) or to a revocable trust for estate planning. AquaRK can prepare or coordinate either before closing.

Are second-home loans on 30A different from primary loans?

Yes. Second-home loans typically require 10–25% down, slightly higher rates, and stricter reserve requirements. Lenders often require a full Florida-form survey on Gulf-front and Gulf-view parcels.
