    A standard ALTA owner's policy issued in Florida protects against losses from defects in title that existed before the policy date but were unknown at closing — including forged signatures in the chain, undisclosed heirs, missing spousal joinders, recording errors, mechanic's liens that weren't yet recorded, encroachments revealed by survey, and even some forms of fraud.     Strictly, no — it's not legally required. Practically, almost always yes. The premium is paid once at closing and protects you (and your heirs) for as long as you own the property against title defects that existed before you bought it.
