    Florida title insurance rates are promulgated by the state

    Florida is a promulgated rate state under FAC 69O-186.003. Every licensed title underwriter charges the same owner's policy premium for the same liability amount. There is no shopping between title companies for a cheaper premium. The published tiers are:

    • $5.75 per $1,000 on the first $100,000 of coverage
    • $5.00 per $1,000 from $100,000 to $1,000,000
    • $2.50 per $1,000 from $1,000,000 to $5,000,000
    • $2.25 per $1,000 from $5,000,000 to $10,000,000
    • $2.00 per $1,000 above $10,000,000

    On a $750,000 30A purchase, the owner's premium is roughly $3,825. On a $1.5M Rosemary Beach or WaterColor home it is about $7,575. On a $3M Gulf front home it is about $14,575. When the lender's policy is issued simultaneously with the owner's policy, it is a flat $25.

    Walton County custom: who pays what on 30A

    Walton County covers the entire 30A corridor from Dune Allen Beach east to Inlet Beach, plus Miramar Beach and Sandestin. Local custom, written into the standard FAR/BAR contract, splits costs like this:

On a new mortgage, doc stamps are $0.35 per $100 of loan amount and intangible tax is $0.002 per $1 of loan amount, both customarily paid by the buyer. On a $1,000,000 mortgage that is $3,500 in doc stamps plus $2,000 in intangible tax, or $5,500 in mortgage taxes alone.
