    AquaRK Title Services does not close without title insurance. Title insurance is a standard, required part of every closing we handle — cash or financed, primary residence, second home, or investment property. On 30A, where median sale prices run well above $1 million, a title policy is not a line item we treat as negotiable. Here is what title insurance protects, what it costs at Florida’s state-set rates, and why it is built into every AquaRK closing.

    Title insurance is required on every AquaRK closing

    Every mortgage lender requires a lender’s policy to protect the loan amount. AquaRK goes further: we require an owner’s policy on every transaction we close, including cash purchases. That requirement exists because we have seen what happens when a defect surfaces years later and there is no policy behind the owner. When you close with AquaRK, the title search, the written title commitment, escrow, the ALTA Settlement Statement, recording, and the title insurance policies are all part of the same file.

    What an owner’s policy covers on a 30A property

    The owner’s policy is a one-time premium paid at closing that covers your full equity in the property for as long as you (or your heirs) own it. It pays for the legal defense and any covered loss if a pre-closing title defect surfaces later. Covered risks include:

    • Undisclosed liens — unpaid contractors, unreleased mortgages, IRS or judgment liens against a prior owner.
    • Forged deeds anywhere in the chain of title.
    • Missing heirs from a probate years or decades earlier.
    • Recording errors or indexing mistakes at the Walton County Clerk.
    • Boundary, easement, and access disputes that were not disclosed.
    • Marital-rights and homestead-joinder defects under Florida law.

    On 30A specifically, we also see dune-walkover easement issues, Coastal Construction Control Line (CCCL) permit gaps, and HOA estoppel discrepancies in Alys Beach, Rosemary Beach, WaterSound, and WaterColor — all of which an owner’s policy backs up.

    What an uninsured closing would expose you to

    This is exactly why AquaRK requires a policy. Without title insurance, there is no backstop. If a defect surfaces in year three — a contractor lien from a 2018 renovation, a missing heir from a 2002 probate, an unreleased 2009 mortgage — the owner pays the legal fees and any loss out of pocket, with no underwriter obligated to defend them. On a 30A property, that exposure can run into six figures. We do not put our clients in that position.

    How much owner’s title insurance costs in Florida

    Florida title insurance premiums are set by the state (promulgated rates), so the price is the same at every Florida title company for the same purchase price. As a rough guide:

    • $500,000 purchase: ~$2,575 one-time premium.
    • $1,000,000 purchase: ~$5,075.
    • $1,500,000 purchase: ~$7,575.
    • $2,500,000 purchase: ~$12,575.

    For less than 0.5% of the purchase price, title insurance is the cheapest protection on the property — cheaper per year than the homeowners policy, paid once for life. In Walton County it is also customarily paid by the seller on a resale, so many buyers never see it as an added cost at all.

    Title insurance is issued at closing, and only at closing

    An owner’s policy can only be issued at the time of closing, with a current title search behind it. There is no way to add coverage six months after the deed records.
