    Why Florida needs a gap search

    A typical Florida title commitment is issued shortly after the contract is signed — often two to four weeks before the closing. Between commitment and closing, the property is still legally exposed: a creditor of the seller can record a judgment, a contractor can file a construction lien, the IRS can record a tax lien, a divorcing spouse can record a notice of marital interest, or someone can file a lis pendens triggering a pending lawsuit.
