    Florida law gives 30A buyers and sellers the right to choose their title company. Here is exactly what to look for — and the questions that separate real local expertise from "we close everywhere."

    Choosing a title company on 30A is more consequential than most buyers realize. Florida title insurance is sold under state-promulgated rates — the policy itself is the same price at every title company. What changes between firms is local expertise, communication speed, attorney supervision, and how the company actually handles a 30A file when something goes wrong. Here is exactly what to look for, and the questions that separate real Walton County experience from "we close everywhere."

    1. Real 30A volume — not "we cover Florida"

    The single best filter is monthly 30A volume. A firm closing 20 to 50 30A files per month sees the same Walton County issues over and over: layered HOAs at WaterColor and WaterSound, dune-walkover easements on Gulf-front parcels, vacation-rental ordinance compliance, CCCL setbacks. A firm closing two 30A files per quarter is learning on your dime.

    Ask: "How many 30A closings did you handle last month? Which neighborhoods?" If they cannot list Alys Beach, Rosemary Beach, WaterColor, WaterSound, Seaside, Seacrest, Inlet Beach, Grayton Beach, and Blue Mountain, they are not a 30A title company.

    2. Attorney supervision on every file

    Florida allows non-attorney title agents to issue title insurance, but the deed itself must be prepared by a Florida-licensed attorney. The best 30A firms have an attorney supervising every file — not just signing deeds in batches. Attorney supervision is what catches improperly executed prior deeds, probate gaps, and complex chain-of-title issues that boilerplate title shops miss.

    Real estate runs on momentum. A title company that returns calls 48 hours later kills deals. Test the firm before you commit: send an email at 4 PM on a Tuesday and see who responds.     4. Wire-fraud protocol that actually exists

    • Do you use encrypted, verified wire instructions delivered through a secure portal?
    • What is your protocol if the buyer reports suspicious wire instructions?

If the contract is already signed and you want to switch, a short addendum signed by both parties moves the file.
