What RON actually is under Florida law

A Florida online notary is a Florida-commissioned notary who has completed additional registration, bonding, and training to perform notarial acts remotely via approved RON technology providers (Notarize, Pavaso, Stewart Sure Close, NexSys Clear Sign, others). The notary verifies the signer’s identity through credential analysis and knowledge-based authentication, watches the signature live by webcam, and applies a digital notarial seal. The notarized record is digitally tamper-evident and the audio-video session is retained for ten years.

Documents notarized this way have the same legal effect as wet-ink notarized documents — they record at the Walton County Clerk’s office and are accepted by Florida and most other states.

When RON is appropriate on a 30A closing

• Out-of-state buyers and sellers who do not want to travel to 30A.
• International buyers (RON works globally for Florida documents).
• Cash purchases where there is no lender to approve.
• Financed purchases where the lender approves RON for closing documents.
• Refinances where the lender approves RON.

When RON is not used

• Lenders that have not approved RON for their loan products (mostly portfolio jumbo lenders and small credit unions).

What a RON session actually looks like

On the scheduled day:

• You receive a secure link to the RON platform 24–48 hours in advance.
• You join the session by webcam from your laptop or desktop (a smartphone is generally not sufficient for the document review).
• The platform verifies your ID by scanning your driver’s license or passport and asking knowledge-based authentication questions sourced from public records.
• The Florida online notary joins the session, confirms your identity on camera, and walks each document with you.
• You apply digital signatures; the notary applies the digital notarial seal; the documents are sealed and delivered to AquaRK.

The full session typically takes 30 to 60 minutes — comparable to an in-office signing.

Hybrid signings — RON plus wet-ink

Some 30A closings use a hybrid approach: RON for documents that allow it (acknowledgments, affidavits, lender notices) and wet-ink for documents that the lender or county still requires in physical form (notes, deeds in some cases). • What if my Wi-Fi cuts out mid-session? The session pauses; the notary resumes when you reconnect. If a session cannot complete, the documents are not signed.
